Whether we like it or not the Home Information Packs are here for good. The HIPS packages can be a useful and informative tool for any would be buyer and contains some relative statistics relating to the property you are thinking of buying.

The pack will help you to make apredefined judgement on the property and will help to speed up the process of buying a property. Afterall it was recorded that 1 in 4 property sales traditionally would fall through because of issues that would have been identified in a HIPS pack.

The compulsory documents should include:

• An index (i.e. a list of the necessary documents in the pack)
• An Energy Performance Certificate (EPC)
• A sale statement (summarising the terms of sale)
• Evidence of title
• Standard searches (e.g. local authority enquiries and a drainage and water search)
• Where appropriate, commonhold information
• Where appropriate, leasehold information

Well that really depends on where you buy it. Prices can vary greatly from £225 - £500 depending on the size of your property and where you look.
